Title: Creative Finance Transaction Coordinator ?? Commission-Based Role

Purpose of the Role:
The Creative Finance Transaction Coordinator will manage all creative finance and real estate wholesaling transactions for We Buy Houses Anywhere, including Subject To, Seller Financing, Novations, and Lease Options. This critical role ensures smooth and compliant closings while driving collaboration across teams and external partners. You will work closely with the owners, Justin and John Pickell, to support their mission of providing seamless real estate solutions to buyers and sellers.

As a commission-only position, your earning potential is directly tied to your performance and the volume of transactions you successfully manage.

Key Responsibilities:Transaction Coordination ?? Manage all stages of creative finance transactions, ensuring accuracy and timely closings for deals such as Subject To, Seller Financing, Novations, and Wraps. ?? Collaborate with title companies, escrow officers, and attorneys to resolve title and compliance issues efficiently. ?? Act as the primary liaison for all stakeholders, including buyers, sellers, and team members.

Documentation & Compliance
?? Prepare, review, and manage contracts, disclosures, and other transaction documents, ensuring compliance with creative financing standards.
?? Maintain meticulous records of all deals in Close, Go High Level, and Trello, ensuring real-time updates for team visibility.
?? Ensure all documentation adheres to state and federal real estate regulations.

Collaboration & Communication
?? Use Slack to provide real-time transaction updates and address questions from acquisition and disposition teams.
?? Coordinate with joint venture (JV) partners to align on deal structures and timelines.
?? Participate in daily team huddles and weekly strategy meetings to align on transaction progress and resolve challenges.

Process Optimization
?? Streamline transaction workflows using Go High Level and Trello, ensuring efficiency and reducing closing times.
?? Identify inefficiencies and propose solutions to improve accuracy and turnaround time.

Networking & Relationship Building
?? Foster trust and build long-term relationships with buyers, sellers, and JV partners.
?? Collaborate with wholesalers and agents to maximize deal volume and profitability for the team.

Success Metrics:
?? Successfully coordinate 20+ creative finance and wholesaling transactions per month, with on-time closings.
?? Achieve a closing success rate of 95%+ for all assigned transactions.
?? Resolve 90% of transaction-related issues within 24 hours.
?? Contribute to increasing deal volume by 20% within the first six months through effective collaboration and optimization.

Day-to-Day Activities:
?? Organize and update all deal progress in Close, Go High Level, and Trello, ensuring visibility and alignment.
?? Communicate daily with buyers, sellers, and title companies to gather required documents and resolve issues.
?? Use Slack for team coordination and rapid response to transaction queries.
?? Collaborate with JV partners to finalize deal structures and identify opportunities for additional transactions.
?? Participate in team huddles to provide updates on your pipeline and discuss strategies to resolve challenges.

Skills & Qualifications:Must-Have: ?? Strong knowledge of creative financing strategies (Subject To, Seller Financing, Novations, Lease Options). ?? Experience with transaction coordination in real estate wholesaling. ?? Familiarity with tools like Close, Go High Level, Trello, and Slack for communication and task management. ?? Excellent communication and relationship-building skills. ?? Ability to multitask and manage multiple transactions with accuracy and efficiency.

Preferred:
?? Experience working with JV partnerships and collaborating with agents and wholesalers.
?? Familiarity with resolving common title issues and curative title work.
?? Knowledge of real estate underwriting, including ARV and as-is value assessments.
