Airbnb Manager – Guest Communication, Listing Optimization, Property Maintenance

We’re looking for a dedicated Airbnb Manager to take charge of our vacation rental operations. In this role, you’ll handle guest communications, optimize property listings, coordinate maintenance, and manage administrative tasks. Familiarity with third-party tools for bookings, calendar management, and revenue optimization is highly desired.

Responsibilities:

  • Guest Communication
  • Serve as the primary point of contact for guest inquiries and booking issues.
  • Handle post-stay follow-ups to ensure a smooth guest experience.
  • Listing Optimization
  • Manage and refine property listings on multiple platforms.
  • Use SEO best practices and booking tools to boost visibility and drive occupancy.
  • Property Maintenance Coordination
  • Oversee routine upkeep and cleaning schedules.
  • Coordinate with maintenance teams and third-party vendors.
  • Conduct periodic inspections to maintain quality standards and ensure compliance with local regulations.
  • Tool & Process Management
  • Utilize standard tools (such as Guesty, Beyond Pricing, AirDNA) to streamline operations.
  • Develop and maintain processes to improve efficiency and guest satisfaction.
  • Reservation & Revenue Management
  • Monitor reservations and optimize pricing strategies to maximize profitability.
  • Handle cancellations, rebookings, and guest resolution issues as they arise.
  • Check-In/Check-Out Coordination
  • Manage smooth check-in and check-out procedures, ensuring a welcoming experience.
  • Administrative & Compliance Tasks
  • Keep accurate records and manage property inventory (like linens and consumables).
  • Ensure properties meet local STR regulations, licenses, and safety standards.

Requirements:

  • Proven experience managing short-term rental properties or similar roles.
  • Strong knowledge of listing optimization, guest relations, and revenue management.
  • Familiarity with property management software and third-party booking tools.
  • Excellent communication skills and a customer-focused attitude.
  • Ability to multitask in a fast-paced environment.

Note: Bilingual skills in Spanish are a plus for communicating with a large portion of Hispanic guests and contractors, but are not required.
